Why not just a FOR SALE sign ?

When the time comes to sell your real estate, the appeal of saving a commission that you would normally pay to a REALTOR® is understandable.
Real estate transactions are more complex than they sometimes appear at first glance. Think about your own profession. Would you say your job is really more complex than it might look to an outsider? Realistically, could I step in tomorrow and do your job for you? Probably it takes a lot of training and experience to manage it properly ... doesn’t it? We're better to have some things handled by a professional.
Even if do it yourself marketing produces an inquiry, how will you handle the following questions:
- "How does your property compare to others like it in our part of North Harris County or Montgomery County ?"
- "How did you estimate the fair market value of this property ?"
- "What about financing? ... Can you help ?"
- "If I make an offer, who will draw up the paperwork ?"
- "Since you aren't using a real estate broker, we can take their
fee right off the top, right ?"
Selling our real property is among the most important financial transactions we make in life. It's nothing like selling a car. Errors can be extremely costly.
Only 13% of all "For Sale By Owner" (FSBO) efforts ever results in a completed sale. Can you afford a low probability of selling your property successfully? Almost all real estate is sold using a REALTOR® and captured a higher price than the median selling price of property sold directly by an owner.

An important part of my job is to help you negotiate with buyers who want something for nothing - not to mention marketing your real estate effectively and guiding you through the complex process and paperwork of escrow and closing. Make sure you are really ready to handle that before pounding a sign into the ground.

Bargain Hunters
Remember: Buyers want to offer you as close to nothing as possible!
While that "For Sale By Owner" sign might sound like a good idea, it usually means something altogether different to buyers:
... "Try to steal this one."
Some people watch for FSBO ads and prey on owners who may be inexperienced in pricing or negotiating. These bargain hunters also know the owner is not paying a commission so they will remove the amount of a commission from their offer.
Improper Pricing
Do you have the appraisal training to price your property at the highest figure that will attract buyers ?
Can you show prospects comparable properties, so they can see why your real estate is worth the money you ask ?
Sellers are seldom objective when deciding how to price their property. Most "For Sale By Owner"
properties are overpriced. Ultimately, because of inexperience, many end up being sold below market price.
Unqualified Buyers
FSBO sellers do not have the opportunity to meet a potential buyer in
advance of showing the house. Consequently, those owners spend a lot of time and effort
showing their property to complete strangers who may be financially unable to buy the real estate.
Absence of a Third Party
Are you able to call back prospects without placing yourself in a poor bargaining position to negotiate an offer ?
Can you respond to objections and criticism without showing irritation ?
There is often plenty of emotion involved when owners are selling
their prized property and a buyer is making possibly the largest purchase of
a lifetime. It can be difficult to negotiate a transaction
without a trusted intermediary who has the confidence of both parties.
Other Considerations
Are you familiar with today's disclosure laws ?
Do you know how to protect yourself against many sellers' liabilities ?
Are you familiar with today's financing techniques and sources ?
Do you have the professional skills necessary to draw legally binding contracts ?
Can you handle all the details and paperwork required to close the transaction ?
Put yourself in the buyer’s shoes. If you were buying real estate ... would you say it makes sense to use the FREE service of a professional agent to find properties that satisfy your specifications and at the same time protect your interest ~or~ would you spend enormous amounts of time to search for real estate yourself without professional help to look after your interest ?
