There are still places around here where you can enjoy the sounds of an abundance of wildlife and the beauty of the woods. One such area is Clear Creek Forest, located on the boundary of Waller County and the western edge of Montgomery County, south of Magnolia along Nichols Sawmill Road. This is the type of neighborhood where you can watch deer from your porch and usually the loudest noise you'll hear is the birds !
North of Tomball and Decker Prairie, where SH 249 becomes FM 1774, the highway is punctuated by a little place call Pinehurst. A landmark for the area is the grand entrance of the High Meadow Ranch development. This is a high-end neighborhood with picturesque horse & cattle properties accented by "showplace" Texas homes. It also boasts an 18-hole golf course surrounded in the beauty of tall trees and country seclusion.
Magnolia - TX
Magnolia is a popular place with beautiful country properties in Montgomery County west of The Woodlands and just south of Conroe.
The main corridor through the Magnolia area is FM 1488 - a quiet country road when I was a kid, it's now a popular area with beautiful restricted country-type developments.
After a decade as one of the fastest growing areas in the country, most of the affordable property has already been absorbed. You may find that you need to be looking much further north.
Montgomery - TX
The Montgomery area has become more accessible and is desirable place to live for several reasons :
- Property tax rates have usually been more favorable than most other neighboring areas.
- Montgomery ISD schools have enjoyed a good reputation and are highly favored by many families.
- Old town Montgomery has a nostalgic appeal and is rich with local history. Many of the historic houses have been restored for a popular village of unique specialty shops.
- With twenty-two thousand acres of fresh water surrounded by deep green pine forest, Lake Conroe offers an abundance of recreational opportunities.
- Finally, the topography is really pleasant. There are rolling hills to be enjoyed and the quiet lush piney woods of the Sam Houston National Forest provides the northern boundary for much of this area.
There are some exceptional developments in the Montgomery area. For example:
- Crown Oaks is a quiet, horse-friendly neighborhood centrally located between Magnolia, Conroe, and Montgomery. If you are looking for a country feel with ample room between neighbors, yet still want the benefits of a gated community, this is a good place.
- Grand Harbor is a quiet waterfront community on Lake Conroe with nice homes throughout. One of the best aspects of Grand Harbor is its unique location and accessibility to either SH 105 or FM 1097.
"East County"
POWELL Land Company also serves east Montgomery County, extending along I-45 from around Old Town Spring north to Willis near New Waverly and east across US-59, encompassing small quiet communities like Cut and Shoot, Grangerland, and Roman Forest.
This area is traversed by the San Jacinto River, flowing from Lake Conroe southeast across Montgomery County to the northern rim of Lake Houston.
Here is where you can begin to experience the East Texas timberlands known as the Piney Woods. The local pine and oak woods are habitat for deer, raccoons, and other natural wildlife.
One of the premium developments in this northeast area is Benders Landing. This is an estate-style community in south Montgomery County with ONE-ACRE homesites and a park-like setting, complete with lakes and paved nature trails. It brings all the benefits of close proximity to The Woodlands amenities (shopping, medical facilites, and restaurants), yet without the same high taxes and maintenance fees.
There are also some emerging areas along US-59, like Splendora, which got the name from its first postmaster because of the "Splendor of its floral environment."
Splendora's neighboring communities of Porter and New Caney, have also experienced rapid growth in recent years because of the easy commute to downtown or east Houston industrial areas along the ship channel.
In southeast Montgomery County on FM 1314 at Porter (near Humble and Kingwood) is Riverwalk. This guard-gated community has 1- to 2-acre homesites, mature trees, and custom built homes. The neighborhood has a private 60-acre fishing lake for residents. It is a convenient escape to quiet acreage at the end of the day.
Conroe - TX
Finally, the county seat of Montgomery County is Conroe. This is my real home town. It is rich in local history, with a traditional a town square, and a sense of community some other areas lack.
In the area there are many beautiful properties. One such development is Teaswood, having 1-acre+ homesites with good access to I-45 yet secluded in the lush pine forest.
TeasWood is gated and has terrific restrictions requiring trees to be preserved around the perimeter of lots, so there is a genuine cozy feel that remains.
City of Conroe water and sewer services are available in TeasWood with no MUD taxes, and horses are allowed on 2¼ acres and up.
