Buying unimproved land for speculative purposes sometimes may not be the deal it was hoped to be. One aspect of the value of land is scarcity - the earth has only a finite supply.

Improvements effect value - nonetheless, the "real" in real estate derives from the land.

People assume the law of supply and demand makes land a risk-free purchase.

Would this seem to imply the formula to become a land baron is holding a cheap parcel on the outskirts of a building boom, then waiting for dwindling supplies, encroaching development and rising prices?

... seems like a no brainer -- easy money, eh?!

LAND SHARKS - Avoid Being Eaten  It's only theory If you decide to stake a claim on unimproved land, proceed with care, not with stars in your eyes.

When it comes to land ownership there are many external factors effecting value that complicate the theoretical supply and demand equation.

Consider how lenders treat land as a relatively speculative asset and charge extra for their risk.
